US Inspect Inspection’s staff has performed many commercial property inspections since 2005, utilizing infrared technology on every project.  Commercial properties present unique challenges much different than those found during a home inspection.  Typically, systems such as HVAC, roofing, and electrical are vastly different in type, size/capacity, and complexity when compared to a home.  Therefore, a greater level of knowledge and expertise must be employed for a commercial property inspection.  Be sure to choose a company with the tools, knowledge, and experience to perform a thorough inspection and protect your financial interests in the process.

Typically, commercial property inspections follow the guidelines set forth in ASTM E2018.  These inspections are called Property Condition Assessments (PCA), and the resulting report is called a Property Condition Report (PCR).

ASTM E2018 defines the baseline scope of work for commercial inspections.  Generally, our clients want a more in-depth inspection that goes beyond the typical “walk-through” approach.  Therefore, we tailor most of our commercial property inspections to meet each client’s specific needs.  Depending on the components of the property, specialized experts such as licensed commercial electricians are sometimes engaged for added expertise.

Our inspection types include standalone infrared building envelope inspections, standalone infrared roof inspections, and full scale physical property inspections (i.e. structure, plumbing, HVAC, electrical, etc.).

Our process includes:

  • Initial site visit and discussion to determine the scope of work
  • Proposal / quote development and delivery
  • Contract signing
  • On-site inspection
  • Report delivery within 5 business days
